Sam Kline
Director, Finance & Operations
As Berkeley Capital’s Finance and Operations Director, Sam Kline has wide-ranging responsibilities including investment opportunity evaluation––across a wide variety of asset classes––project and fund level underwriting, and key involvement in deal structuring and investor relations. In these functions he continually cultivates relationships within a broad network of international placement agents, investors, real estate developers, and brokers.
Sam’s varied strengths in finance enable him to guide Berkeley's overarching strategies while identifying creative solutions for both investors and borrowers.
Before joining the Berkeley team, Sam served as a financial analyst for real estate developer Omni Senior Living, specializing in project underwriting and financial modeling. In just under two years with Omni, he led two development projects on which he was instrumental in raising $15 million in equity and closing on $70 million in construction loans. He also determined the financial viability of dozens of development projects valued at more than $200 million.
Sam earned his bachelor’s degree in finance, magna cum laude, from Liberty University in Lynchburg, VA. During college he interned at Charles Schwab Retirement Plan Services, serving as an analyst in a division with over $100 billion in assets under management.
At Liberty Sam traveled up and down the East Coast playing high-level collegiate volleyball, a sport he now regularly pursues in a “Sunday beer league.” He also enjoys rock climbing and adventurous hikes with his Great Dane, Eloise.
An Ohio native, Sam is a die-hard Cleveland sports fan. He lives in Cleveland’s Tremont neighborhood, where he is fond of exploring the vibrant food and arts scene.
